Self-storage tax services: is your rent income active, or a specified investment business?
Whether a storage corporation gets the small business deduction on its rental income usually comes down to one number: does it employ more than five full-time employees, year-round? Most single-site, automated facilities do not clear that bar, which means the income is taxed as a specified investment business at the higher corporate rate — a genuinely important, fact-specific question we walk through with every storage client rather than assume either way.

The five-employee question decides your corporate tax rate
Under the Income Tax Act's definition of a specified investment business, a corporation whose income is earned principally from renting property does not count as carrying on an active business — and loses access to the small business deduction — unless it employs more than five full-time employees throughout the year, or would need to if not for services an associated corporation provides on its behalf. For a lean, automated site running on one on-site manager and a kiosk, that bar is real, and most single-site operators do not clear it, which means storage rental income is often taxed at the higher corporate rate whether the owner expects that or not. Portfolios that also earn genuine passive investment income alongside rental income face a second, related grind on the small business limit once that income passes a threshold — one more reason we look at the whole corporate structure, not the storage business in isolation, before filing.
Retail, services and lien-sale administration can tip the scale
CRA and the courts do not stop at the employee count — they also look at whether the operation goes beyond passively collecting rent. Security patrols, climate-control monitoring, a manned kiosk handling retail and insurance administration, and running the lien-sale process yourself are all evidence of an active undertaking rather than bare property rental, and that evidence can support a stronger active-business position even for an operator short of five employees. It is not automatic, though — this is a facts-and-circumstances determination, and as at the time of writing we do not take a blanket position for any facility without reviewing its actual staffing and service mix. Centralizing services in a management company that services several sites can also help, since the Act lets the employee count include staff of an associated corporation performing services the business would otherwise need its own people for.
Multi-site owners who run each facility through its own corporation also need to check whether those corporations are associated under the Act — commonly owned or controlled entities generally have to share a single small business limit rather than each claiming one, and the specified investment business question gets assessed corporation by corporation on top of that. CCA, recapture, and why a sale can undo years of careful planning
The building sits in Class 1, generally at 4 percent, and when a facility sells above its undepreciated capital cost, the recapture — up to the original cost — is fully taxable income in the year of sale, with only the growth beyond original cost taxed as a capital gain. Storage assets increasingly trade on cap rates set by larger consolidators, so market appreciation can trigger recapture well beyond what the modest annual CCA claims would suggest.
The specified investment business question resurfaces here in a way many owners do not expect: shares of a corporation whose principal source of income is a specified investment business generally fail the active-business-asset test required to qualify for the lifetime capital gains exemption on a share sale, which can rule out an otherwise attractive exit structure before it is even proposed. We review this well before a sale is priced, not after an offer is on the table.
The GST/HST filing rhythm for a fully taxable rental business
Because storage rent is taxable rather than exempt, the corporation files GST/HST returns like any other commercial-activity registrant — monthly, quarterly, or annually depending on revenue — and claims input tax credits on utilities, security services, professional fees, and repairs. Property tax itself carries no HST, but nearly everything else running through the operating account does, so a return prepared without a full review of the general ledger routinely leaves credits unclaimed. Could a share sale of our storage corporation qualify for the lifetime capital gains exemption?
Often not, because a corporation earning specified investment business income generally fails the active-business-asset test the exemption requires. It needs a specific review of your structure well before a sale is negotiated.
Does adding a moving-truck rental or expanding our retail counter change our tax status?
It can support an active-business argument by adding genuine service content, but it does not guarantee a different outcome on its own — the whole operation gets reviewed together, not one add-on in isolation.
