A downtown condo or basement suite competes for bookings fifty-two weeks a year against a stable set of comparable listings, so the review question is mostly about pricing discipline and occupancy. A cottage or lake house earns almost everything it will earn between the May long weekend and Labour Day, so the review question is about whether the short season carried the whole year, and what the off-season carrying cost did to the math. Confusing the two cadences is where host budgets tend to go wrong. Applying a cottage's leisurely annual rhythm to a downtown suite leaves pricing stale for months, while applying a condo's constant-optimization habit to a cottage just burns hours chasing bookings that were never coming in February. We size the review to the business you actually run, not to the one the platform's dashboard assumes every listing is.

Compliance is a line item now, not a formality

A municipal registration or licence used to be a modest annual cost with a modest annual risk. As at the time of writing, a federal rule denies income tax deductions for short-term rental expenses tied to a period where the listing was not properly licensed or operated somewhere it is prohibited — which turns a missed renewal into a tax event, not just a bylaw one. We treat the licence fee as one of the highest-return line items in the whole operation and model what a lapse would actually cost against what keeping it current costs, so the comparison is never close.

The same logic applies to insurance. A standard homeowner policy rarely covers commercial short-term hosting, and a claim denied because the coverage was wrong costs far more than the premium difference for a proper short-term rental endorsement ever would. We treat both the licence and the insurance line as fixed costs of being in this business at all, not as optional extras to trim when a season is soft.

When a municipality tightens the rules, the decision is financial, not emotional

Some municipalities restrict short-term licences to principal residences or freeze new registrations altogether, and a host caught by a change like that has three real options: convert to a long-term tenant, sell, or continue if grandfathered. If capital is the constraint, a second listing in a market you already understand typically outperforms a first listing somewhere new. Either way, every additional Canadian listing adds its own GST/HST threshold tracking, its own municipal file, and its own seasonality — so the honest question is whether the next door is worth managing, not just whether you can afford the down payment. A second listing that quietly halves the attention each property gets can leave both underperforming, which is a worse outcome than staying at one.
